Grace Bay in Turks and Caicos is already one of the Caribbean's most celebrated stretches of sand, and its final undeveloped parcel on the prime section of the beach now has a future. Malta-based Corinthia Group has announced plans for an ultra-luxury hotel and branded residences on the site, in partnership with local landowner Carolina Partners Ltd.
The hotel side of the project will be deliberately small: just 50 suites, positioning it firmly in the ultra-luxury tier. Alongside it will come a collection of fully serviced branded residences — beachfront villas, casitas and condominiums — aimed at buyers who want hotel-level service with private ownership.
The land itself has a long backstory. Karen Cummings, managing member of Carolina Partners, first visited Turks and Caicos more than 25 years ago and bought the first Grace Bay parcel back then, adding more plots over the following decades. After talks with multiple potential partners, the family chose Corinthia to develop what she describes as something special for the island. Corinthia CEO Simon Naudi called the project an important step in the group's international growth, combining real estate, capital partners and the company's development and hotel management expertise.
Design plans lean into the site's natural setting, with architecture and landscaping shaped around the coastal environment rather than against it. The amenity list reads like a full luxury resort checklist: a spa and wellness centre, several swimming pools, a beach club, signature restaurants, retail spaces, padel courts and a programme of curated lifestyle experiences.
Timing matters here. The project still needs formal planning approval, and construction isn't expected to begin until 2027 — so don't expect to book a suite any time soon. But for travellers who track the Caribbean luxury scene, it's a signal of where Grace Bay is heading. The beach already anchors some of the region's best-known high-end resorts, and this project will fill the last gap on its most desirable frontage.
Why it matters: if you've been eyeing Turks and Caicos, this is a reason to watch the destination — and perhaps to go sooner rather than later. Grace Bay's appeal is its powder-soft sand and calm, shallow turquoise water, and the island group remains easy to reach from the US East Coast. Whether you wait for the Corinthia or book into an existing property nearby, Providenciales delivers one of the most reliable luxury beach holidays in the Caribbean. For buyers rather than bookers, the branded residences will be worth following once sales details emerge — beachfront freehold in this market rarely stays quiet for long.
