Mykonos is famous for its party scene, but a new project is betting on the island's calmer character. Ora Hospitality, the hospitality arm of Ora Developers, has unveiled an as-yet-unnamed ultra-luxury brand whose flagship resort opens on Mykonos in May 2027 — a €100 million build on a hillside above Kalo Livadi Bay.

The site occupies a rare thing on this island: a largely undeveloped stretch of coastline with uninterrupted views over the Aegean. Plans call for 93 keys — 60 rooms, 28 suites and five villas — laid out village-style, each with sea views and private outdoor space. New York's Rockwell Group is handling design, with an emphasis on indoor-outdoor living and a connection to the natural setting.

Beyond the rooms, there's a solid lineup of amenities: four restaurants and bars, event space for up to 200 guests, and a 900-square-metre wellness centre. The wider brand pitch is experience-led rather than flashy — art, music, architecture, wellness and local food woven into each stay, with partnerships planned alongside global names in wellness, dining and lifestyle.

One detail that sets this apart is how personal it is. Founder Naguib Sawiris, the billionaire behind Ora Developers, is steering the project himself — curating playlists, sourcing work from local artists — drawing on decades of family summers on the island. He has said he deliberately skipped licensing an international hotel brand in favour of building his own vision, and that the goal is to show Mykonos's refined, quieter side: a place to slow down rather than rage until sunrise.

Ora Hospitality says expansion will stay deliberately selective, focusing on exceptional destinations over rapid growth. But Mykonos is where it all starts, and if the concept lands, it could reshape what the high-end traveller comes to the island for. For anyone who loves the Cyclades but avoids Mykonos's beach-club chaos, a serene, design-forward option above Kalo Livadi — one of the island's longest and loveliest beaches — is genuinely good news. Mark May 2027 in the calendar; bookings and a brand name should follow before then.
