Dubai Islands is getting a new boutique address. Minor Hotels has signed Ampersand Beach House, a 111-key beachfront hotel that will be the first purpose-built property under its Colbert Collection brand — and the brand's first appearance on the man-made island development off Deira.

Opening is slated for late 2029, so this is one for the watchlist rather than the booking calendar. The concept brings the Ampersand name from London, where the South Kensington hotel has run for over a decade, and reworks it as coastal, 'barefoot' luxury — a quieter, more personal style the team behind it says is deliberately different from the city's usual bold, statement-making hotel scene.

The hotel will keep things small and design-led: guestrooms and suites including signature pool terrace options, destination restaurants, a rooftop for leisure, wellness facilities and social spaces aimed at both international visitors and Dubai locals. A heavyweight project team is behind the build — NOUMA on project management, MIMAR as lead design consultant for architecture and engineering, and interiors by the Sundukovy Sisters, a studio well known in hospitality and restaurant design.

For Minor Hotels, the signing is part of a broader Middle East push. Before Ampersand Beach House opens, Dukes The Palm in Dubai will be folded into the Colbert Collection later this year after a full renovation and repositioning, giving the brand its Dubai debut well ahead of the 2029 opening.

Why should travellers care? Dubai Islands is being built out as one of the city's main waterfront leisure zones, with major investment in hotels, homes and beach infrastructure — but most of the hospitality there so far skews big-resort. Ampersand Beach House is betting that demand is shifting towards smaller, experience-led boutique stays, and if you find Dubai's mega-hotels a bit much, a 111-key design hotel with an island-holiday feel is a genuinely different proposition.

Timeline to keep in mind: Dukes The Palm's Colbert Collection relaunch lands this year, making it the first taste of the brand in Dubai; Ampersand Beach House follows on Dubai Islands in late 2029.
