Autumn used to be hospitality's downtime, but that's flipped: the shoulder season is now when many of the year's best hotels debut. A fresh crop of openings lands between summer and ski season, and this one includes a wine-country inn from a three-Michelin-star team, a stargazing-first resort in Idaho, and Park Hyatt's first-ever all-inclusive in Mexico.
Start in Healdsburg, California, where the SingleThread team opens The Selvedge along the Russian River. Kyle and Katina Connaughton have reworked the old River Belle Inn into a ten-room property with an English country accent—afternoon tea, Sunday roasts, wine pairings—designed by AvroKO, with fireplaces, a library and a two-bedroom suite with its own kitchen. The kicker: rates include a proper breakfast and a guaranteed dinner at the restaurant, a serious advantage during Sonoma harvest season when bookings are hard to land.
In Ketchum, Idaho, The Observatory, A Viceroy Resort brings genuine luxury to downtown Sun Valley—73 rooms, 12 penthouses, a spa and a rooftop observatory inside the country's first Gold Tier Dark Sky Reserve. Astronomer Travis Amick leads stargazing sessions timed to meteor showers and planetary alignments, so the appeal stretches well beyond the ski lifts.
The South gets two buzzy debuts. Savannah's Recess Hotel & Club takes over the 114-year-old Manger Building near Jackson Square with 221 playful rooms—bunk rooms, a rooftop pool, and mahjong-stocked "Rumpus Rooms" from the team behind Hotel Bardo. In New Orleans' Garden District, The Warbler is a 58-room Streamline Moderne-style hotel on the St. Charles streetcar line and Mardi Gras parade route, with design and bar talent all locally rooted and suite layouts built for families and groups.
Closer to New York, Oyster Estate reimagines Greenport's old Greenporter Hotel as a 34-room boutique stay on Long Island's North Fork—five minutes' walk from both the LIRR and the Shelter Island ferry, handy for vineyard season. And in West Palm Beach, Sean MacPherson and BD Hotels (The Bowery, Hotel Chelsea) bring Lower Manhattan mood to Florida with The Nora, anchored by a Pastis restaurant, a Sisley Spa and a rooftop spot called Lilly's, joining Leading Hotels of the World at opening.
South of the border, Park Hyatt Riviera Maya becomes the brand's first all-inclusive. Set in mangroves between Cancún and Puerto Morelos, its 152 rooms all face the Caribbean, and every guest gets a dedicated Resort Ambassador. Seven food venues, a beachfront pool, an open-air spa garden and access to El Tinto golf course round it out—close enough to Cancún airport for a long weekend.
Why care: these openings give fresh reasons to travel in October and November, when crowds thin, weather is often at its best and rates can be kinder than peak season. Whether it's wine country, stargazing, a fun southern city break or an easy Caribbean escape, the 2026 fall season has a base for it. Reported by Condé Nast Traveler.
