Luxury hotel group Capella has confirmed its first Dubai property, slated to open in 2030 on the Dubai Peninsula, a new 210-acre waterfront development in Jumeirah by developer H&H.

The hotel itself will be a compact 115 keys, with suites that come with private pools and a flagship Capella Suite of 600 square metres designed to feel more like a private residence than a hotel room. That small scale is the point: Capella has built its reputation on personalised, low-volume service, and president Roland Fasel described the Middle East as a natural next step as the brand expands beyond Asia Pacific into Europe.

Design duties fall to Denniston, working closely with H&H so that the hotel, its gardens and the shoreline read as one project. Guests will get five social spaces including a lobby lounge, The Living Room and a signature restaurant, plus a rooftop restaurant and bar with skyline views. Up there too: a nearly 70-metre pool with single and double cabanas, while families get a separate pool down at beach level.

The wellness offering is extensive even by Dubai standards. Capella Wellness wraps together the Auriga Spa — built around lunar-inspired treatment rhythms — with male and female treatment rooms, a co-ed suite and VIP suite, a hammam, a hydrotherapy circuit pool, two biohacking facilities, grooming services and dedicated relaxation lounges. A fitness centre, mind body studio and outdoor training area round it out.

For events, there's a ballroom with pre-function lounge, two meeting rooms, a VIP Majlis and an outdoor lawn.

The hotel anchors Dubai Peninsula, H&H's design-led destination combining hotel brands, private residences, dining, retail, a superyacht marina, a full kilometre of private beach and more than two million square feet of botanical gardens. H&H chairman Shahab Lutfi positions Capella as the intimate, service-led counterweight to Dubai's typically large resorts.

Why it matters: Dubai's hotel scene keeps skewing bigger, and this is a bet on the opposite — a small, ultra-personalised property inside a garden-heavy waterfront district that most travellers haven't heard of yet. If you like the Capella playbook (think Capella Singapore or the much-photographed Capella Hanoi) and want it with a private beach and marina, put 2030 in the diary. Bookings will be a way off, but the Peninsula masterplan suggests Jumeirah is about to gain another serious luxury quarter, so it's worth watching which other brands follow.
